The Homeowner's Guide to Water Leak Detection in Midlothian

Specialist electronic leak detection in a home

A burst pipe announces itself loudly. But many of the most damaging leaks in Midlothian homes are hidden — slowly saturating walls, rotting joists, corroding steel lintels, and encouraging mould growth for months or years before the homeowner notices anything. By the time visible damage appears, the repair bill is often far larger than it needed to be. Early detection is everything.

Signs You May Have a Hidden Water Leak

Trust your senses — often your home will tell you something is wrong before you see obvious water damage:

  • Unexplained damp patches on walls, ceilings, or floors that come and go or slowly grow over time
  • Peeling or bubbling paint or wallpaper away from windows or external walls (moisture migrating through the wall)
  • Musty smell in rooms that are otherwise clean and well-ventilated — particularly in ground floor rooms or under stairs
  • Higher than expected water bills without a change in your household usage
  • Reduced water pressure throughout the house when the problem is not explained by a wider network issue
  • Sound of running water when all taps and appliances are switched off
  • Damp or soft spots in wooden floors or skirting boards
  • Staining on external brickwork in unusual locations not explained by rainfall patterns

How to Check Your Water Meter for a Leak

This is the simplest and most reliable self-check you can do. Your water meter is usually located in a small plastic box in the pavement outside your property, or occasionally inside near where the supply pipe enters the building.

  1. Turn off all water-using appliances — washing machines, dishwashers, taps, toilets — and ensure no one uses water for the test period.
  2. Note the exact reading on the meter dial, including the smaller indicator dials or digital display. Photograph it.
  3. Do not use any water for 2 hours (overnight is ideal).
  4. Check the meter reading again. If the number has changed, water is flowing somewhere it should not be.

If you can see the leak indicator dial (a small red triangle or spinning disc on some meters) moving with all outlets closed, that confirms an active leak.

Common Leak Locations in Midlothian Homes

In our experience across Midlothian's housing stock — ranging from Victorian sandstone terraces in Dalkeith to 1970s council-built semis in Gorebridge and modern new builds in Shawfair — the most common hidden leak locations are:

  • Under-floor supply pipes — particularly in properties with concrete ground floors where copper pipes were laid directly in the screed and have corroded over decades
  • Behind tiled bathroom and shower walls — grout cracks and failing silicone seals allow water to penetrate behind tiles, often for years
  • Central heating pipework joints — particularly push-fit joints in boarded-over floor voids that were installed hurriedly during renovations
  • External underground supply pipes — the section running from the boundary stopcock to the house can develop pinhole leaks from corrosion
  • Behind kitchen units — dishwasher and washing machine connections, and the pipes to the kitchen sink, are a very common source of slow leaks

Professional Leak Detection Technology

Thermal Imaging

Thermal imaging cameras detect temperature differences in surfaces. Because water retains heat differently from dry building materials, an active leak shows as a distinctive thermal pattern on walls or floors even when the surface looks completely dry. Thermal imaging is non-invasive — no cutting, drilling, or disruption — and can pinpoint a leak location to within a few centimetres.

Acoustic Detection

Even a small pressurised leak creates a faint sound as water escapes from the pipe. Acoustic detection equipment uses highly sensitive microphones and ground contact sensors to hear leaks through solid floors and walls. Experienced engineers can use acoustic data to trace a leak along a pipe run and identify the exact location.

Dye Testing and Endoscopy

For drainage leaks, non-toxic dye tracing can track where water is travelling. For confined spaces, borescope cameras allow visual inspection of pipework and voids without opening walls.

Why Hidden Leaks Are So Dangerous

The structural implications of a long-running hidden leak are significant. In Midlothian's older stone and brick properties, sustained moisture penetration corrodes steel lintels (leading to cracking above windows), causes dry rot in timber joists and floorboards, and degrades mortar pointing. Insurance companies also increasingly scrutinise whether homeowners took reasonable steps to detect and address leaks — failing to act on warning signs can affect a claim.
